DHA Islamabad NOC and Legal Status

DHA Islamabad is an NOC (No Objection Certificate) approved project under the Defence Housing Authority Islamabad Act 2013, which was approved by the National Assembly of Pakistan. According to this Act, once the DHA has acquired land, the authority has the right to purchase, sell, hold, and procure land. So, all the projects of DHA Islamabad are legal and NOC-approved by the Concerned Authority.

DHA Phase 3 Islamabad

DHA Phase 3, known as “Serene City,” has 3,500 Kanals of land. It is neighbored by the Zaraj Housing Society and Garden City. It is easily accessible from GT Road opposite DHA Phase 2 Islamabad. The Defence Housing Authority Islamabad Act 2013 approved it as an NOC (No Objection Certificate) project. 

Further, it is close to Zaraj Housing Society and Giga Mall, with access from GT Road opposite DHA Phase 2. This phase is positioned along with the Soan River and DHA Phase 1 Islamabad Orchard Block C. It is also easily accessible from Adyala Road or DHA Phase 1. Adyala Road leads to the M-2 (Lahore-Islamabad) Motorway. This phase offers an excellent location for nature lovers as it is adjacent to the Soan River, which is covered by a green belt of trees.

DHA Phase 5 Islamabad 

DHA Phase 5 Islamabad (Previous name: Commoner’s Town) is being developed in Zone-5 of Islamabad opposite DHA Phase 2. To make this society beautiful, it has been planned to create along the Sawan River and offer Emaar Canyon View. Furthermore, it is easily accessible from the Islamabad Expressway and conveniently accessible to RIPHA International Hospital and CUST University.

It is also accessible from GT Road, Kahuta Road, and Islamabad Expressway. On the other hand, this project is opposite DHA Phase 2. The residents of this society can visit significant places within minutes, such as T-Chowk, which is 06 minutes away; CUST University, which is 08 minutes away; Naval Anchorage Islamabad, which is 10 minutes away; Giga Mall, which is 09 minutes away, and Koral Chowk, which is 20 minutes away.

DHA Phase 6 Islamabad

DHA Phase 6 is the Extension of DHA Phase II, which sprawls over 55,000 Kanals of land and was launched in 2005. The Master plan has incorporated an Overseas Block for Pakistani expatriates. Further, the plan has Sectors A, B, B3, C, C1, C2, C3, D, and D1.

DHA Phase 6 has possession-able and non-possession-able plots. Possession-able plots are available at prices ranging from 1.80 Crore to 2.20 Crore for 1 Kanal, and these plots are ready for construction. On the other hand, plots with prices less than 1.80 Crore are non-possession able plots.

Sector B3 of this society is offering 1 Kanal plot that is ready for construction, and prices range from 1.30 Crore to 1.45 Crore. However, Sector C2 offers 1 Kanal plot at a Cost from 1.30 Crore to 1.45 Crore, whereas Sector C3 extension has also provided 1 Kanal plot, with pricing ranging from 1.10 Crore to 1.35 Crore. In Sector D1, land owners’ files have been circulating in the market, and prices range from 80 Lac to 85 Lac, excluding development charges.

DHA Valley

DHA Valley Islamabad was launched in August 2008. It is a joint venture of the Defence Housing Authority, Bahria Town, and Habib Rafiq Private Limited. DHA Valley is a luxurious residential project near DHA Phase 2 Extension, Islamabad.

DHA Valley Residential offers 5 Marla and 8 Marla plots, and this sector has initiated development. Further, DHA Homes also offers 5 Marla and 8 Marla housing units and was launched on 18 Sep 2008. Moreover, Overseas Block was launched on 5 Sep 2008 and offers 5 Marla and 8 Marla. Plus, Commercial Avenue is offering 4 Marla and 8 Marla commercial plots for commercial and business activities, and this sector was launched on 1 Nov 2008.

DHA Valley Islamabad has many sectors, including Oleanderr, Bogan Villa, Daffodils, Magnolia, lily, Jasmine, Rose, Daisy, Bluebell, Eglantine, Glossinia, Iris, Lotus, Marigold, Zincnia, and Lavender Snowdrop.

Overseas Block also offers 5 Marla and 8 Marla plots. This sector came into being on 5 Sep 2008 to facilitate overseas Pakistanis. Development in this sector has been ongoing, and it is expected to be completed soon.  

DHA Homes are available in 5 Marla and 8 Marla sizes. Early, three options were given to DHA Homes’ allottees:

  1. They can retain their homes.
  2. They can refund with profit.
  3. They can get a plot on behalf of the home re-ballot.
  4. The possession of plots has been announced in Lilly Sector A & B and Oleander Sector A.

The last balloting process was completed on 19 Jan 2023.

Until now, 7 ballots have been cast, and several plots have been allotted to allottees. In the first balloting process – 135 plots; second balloting – 190 plots; 3rd balloting – 25 plots; 4th balloting – 79 plots; 5th balloting – 28 plots; 6th balloting – 46 plots; and 7th balloting – 59 plots were distributed.
